    The Hotel Timeshare Market and Customer Owner Satisfaction in Brazil

    Objective – This study analyzed the satisfaction of property owners regarding the acquisition and use of timeshare systems in multi-ownership hotel developments in Brazil.

    Design/methodology/approach – The research, with a qualitative-quantitative approach, used a survey as the investigation method. With non-probabilistic sampling, based on accessibility, a sample of 44 respondents was obtained who met the profile defined in the research design. A structured questionnaire was adopted, directed to timeshare owners in digital format, via WhatsApp. The data were presented in graphs, using the Google Forms® platform.

    Results – The results showed positive perceptions about the acquisition of timeshares, highlighting satisfaction with the lodging experience. However, factors that negatively impact the owners' experience were also identified, such as lack of financial return, high maintenance fees, contractual inflexibility, and difficulties in reselling the timeshare.

    Practical Implications – For managers of organizations operating in the hotel timeshare market, greater contractual transparency and flexibility regarding cancellation processes are recommended. Additionally, greater prudence is suggested in the use of persuasion techniques during direct contact with potential clients.

    Originality/Value – The study contributes to the debate on a topic that is increasingly prominent in the tourism real estate market, especially due to the expansion of the sharing economy and digital platforms. This is a field of investigation that directly engages with issues related to Commercial Law and Consumer Law, expanding the relevance and interdisciplinarity of the study.

    Research Limitations – Among the limitations of the research, the scarcity of scientific studies focused on the timeshare market in the Brazilian context and the small number of participants stand out. Although numerous attempts were made to contact potential respondents who met the previously defined criteria, the scope of the sample remained limited. However, the low participation, while restricting the representativeness of the results, does not compromise the relevance of the exploratory-descriptive study.
